For sale by owner might be a fairly good idea anywhere, but in California, and, particularly, in Los Angeles.   Seller, BEWARE!   These days nearly every big brokerage has its own IN-HOUSE ATTORNEY here.   The presence of a legal guru in the office on the full-time position costs a lot.   Yet, no respectable broker in Los Angeles would give up the luxury of having such a person in the company.   Actually, it is not the luxury any longer - is it a necessity .  Can you think of any reason WHY?  Well, you have probably figured that out already.   Our Golden State has the highest number of the lawsuits in comparison with all other States. It also has the biggest number of lawyers!  The real estate prices in California are among the highest in the nation!  This fact by inself attracts attention of the legal specialists.  By refusing to hire a professional to assist you with the sale of your property, you are paying a high price – your peace of mind.   If you have never sold a house before and you are not a real estate professional* or a lawyer – do not go FISBO in California**.   Period!

* If you are a real estate agent, you may want to check the E&O insurance policy of your company as it may not cover you if you buy or sell your own property.  You would be better off if other agent represents you in that transaction.
